Renting an apartment in Georgia — the lease
A well-drafted lease protects both sides — the landlord and the tenant. We draft leases in Georgian and English or Russian, check the flat and help in disputes — from unpaid rent to eviction.

If a rented flat is sold after it was handed to the tenant, the new owner takes over the lease (Civil Code, Article 572) — the tenant doesn't have to leave because of the sale. A lease can also be registered in the Public Registry, which makes it visible to buyers and creditors — especially useful for long or commercial leases.
An individual renting out housing for living purposes, without claiming expenses, pays 5% on the rental income (Tax Code, Article 81).
What the lease should say
- The parties and exact details of the flat — with its cadastral code
- Rent, currency, payment date and method
- Term and renewal
- Advance payment and deposit — when and on what terms it is returned
- Utilities and minor repairs — who pays
- Pets, subletting, registering at the address
- Early termination and notice period
- A condition report and photos at handover
When registration is worth it
Registration needs a written contract with certified signatures, or both parties signing at the registry. For long or commercial leases we recommend it — it makes your right visible to everyone.
